They have too much high interest debt, no HELOC (Home Equity Line of Credit), high interest credit card debt to the tune of $45,000 in total when add both husband and wife CC debt. They own two vehicles (Land Rover, and Kia) that they owe $70,000 total on.

On top of all this their monthly payments going out to service ALL of their debt is close to what their total net take home pay is from both jobs. Now when you add all other incidentals, surprises, entertainment, children (three kids aged between 2-9), and taxes, Enmax bills, Atco Natural Gas bills, Internet/Phone bills, Shaw Direct Satellite TV costs, etc. etc. etc.

NOW – keep in mind that IF all of the above was equal, AND their FICO scores and debtor histories showed a consistent responsibility when paying all of their creditors. If their FICO scores were over 700 then they would likely get the home renovation loan.

ALSO – if they had enough home equity they would have likely been approved again, but their total equity in their home in Lake Bonavista, Calgary, Alberta only has $45,000 in equity on it. The property value is at $650,000 which means their equity level isn’t high enough to get approved for a home equity loan. So they are looking for a cash loan of $20K-$40K.

Bad Credit Lender for Home Equity Loans

Now what do you do when you don’t have enough home equity to provide the banks with collateral, you have bad credit, and your debt-to-income ratio is really tight. Well…you either resort to borrowing money from family, friends, or use a private cash lender. Of course, with all borrowing there are STRINGS attached. You are never going to be released from your money responsibilities. So which way is the best way to go?

The problem with this is that most family finances are not set up to handle paying back large sums of money back quickly. If they could pay of large sums quickly, they wouldn’t need a loan right. The phrase “Catch 22” is perfect when describing lending. The ultimate thing to do is find a really low interest rate and then pay that down slowly, over time.

The recommendation for these applicants would be to hold off on the home renovation all together until they increase their monthly income AND lower their monthly bills. This sounds like the right thing to do, BUT the reason these borrowers wanted the loan was so they can “flip” the house on the market. The Calgary market is not booming right now, but it’s exactly terrible either. As long as the home renovation loan is used on the RIGHT areas of the home, then when they sell their house they will make a profit, and pay off some of their debts. This is their plan, but there is always a risk in the market, and they really can’t afford that risk right now. If the market was hotter, then they could count on the getting all of their renovation money back out + more.

If they get a short term (hard money) loan with a really high interest rate AND sell the house within the next two months, AND the market turned got again, they would be fine. However, they are really rolling the real estate dice at that point.

We put this loan request through anyways to our lenders to look at, but our recommendation was to hold off on getting a home renovation loan for now.
